Pre-Acquisition Dilapidations Assessments (for Investors)

Property investors looking to acquire commercial property with existing Tenants will wish to be informed as to the value of any accrued dilapidations liabilities claimable from the Tenant at the point of sale.  The same applies to existing Landlords looking to dispose of their interest.

As part of our comprehensive range of Dilapidations Assessments, we provide a method of assessing the breaches of covenant and the asscociated remedial costs at a given point in time allowing for specific obligation trigger points (i.e. cyclical and end of term decoration covenants).  This information can then be used by the parties in the acquisition/disposal process as a factor in sale negotiations.

This may necessitate surveys and subsequent Dilapidations Assessments on multiple properties in the case of portfolio acquisitions.
