Most commercial leases require the Tenant to decorate the premises at specified periodic intervals throughout the term.  Nearly all such decoration covenants will require the Tenant to fully redecorate prior to expiry, usually in the last year of the term (howsoever determined).  Even the existence of a Schedule of Condition showing the premises in poor decorative condition from the outset may not be enough to obviate the Tenant’s legal obligations to comply with this requirement.

We ensure any decorations are specified and undertaken to reflect the proper wording of the covenant, taking in to account any prospect of anticipated futility by other external factors.
